The housing market continues to evolve, showcasing mixed trends in home construction, consumer spending, and labor market dynamics. Here’s a detailed look at the highlights for this week.
Amid easing inflation and the possibility of falling mortgage rates, home builders are feeling more optimistic. The NAHB’s Housing Market Index increased by two points to 43 in October. While this is still below the neutral mark of 50, indicating contraction, confidence has improved consistently over the last two months.


Housing Starts dipped slightly from August to September, with multi-family construction declining despite a small uptick in single-family home building. Building Permits, a leading indicator of future home inventory, also dropped, along with single-family completions.
The limited pace of new construction relative to growing household demand is likely to keep home prices elevated. Tight inventory continues to challenge the housing market despite builder optimism.
Consumer spending remains robust, with Retail Sales rising 0.4% in September, beating the 0.3% forecast. Core Retail Sales, which feed directly into GDP calculations, rose by 0.7%, suggesting stronger economic performance in the coming quarters.
The latest Jobless Claims data highlights ongoing challenges in the labor market. Initial Jobless Claims dropped by 19,000 to 241,000, while Continuing Claims rose by 9,000 to 1.867 million, the highest since July 2021.
Mortgage Bonds ended last week just above support at the 100-day Moving Average, which has been holding. If Bonds are able to improve this week, there is a lot of room to the upside before reaching resistance at the 50-day Moving Average. The 10-year ended last week in the middle of a range between resistance at 4.126% and support at the 100-day Moving Average.
